Land Loan ​Own a piece of your motherland

 
Always dreamt of owning a piece of land but could not cover its purchase price? Whether you’re a Lebanese resident or expatriate, Fransabank brings to you its tailor-made Land Loan to help you get the cash you need to become a land lord, and build a space that is uniquely yours.
 
 
What do you get?
  • Currency: LBP & US$ for residents / US$ for expatriates
  • Loan amount: up to 800.000.000 or C/V in US$ for residents
    up to 530.000 US$ for expatriates
  • Interest rate: US$ (for the first 10 years) BRR + 0.33% (minimum 7%) reviewed annually (for the 11th year +) BRR + 0.83% (minimum 7.5%) reviewed annually​
     LBP: TB 1y + 3% (min 9% reviewed annually)
  • Financed amount: up to 60% of land value (Estimation of land price will be defined by an accredited expert assigned by Fransabank) 
  • Free pre-approved credit card with a minimum limit of US$ 3,000
How can you repay your loan
  • Repayment period:
    Residents: up to 30 years including grace period
    Expatriates: up to 20 years including grace period
  • Grace Period: up to 2 years
What are the guarantees needed?
  • First degree mortgage of the land in favor of Fransabank up to 125% of loan amount
  • Life insurance policy up to loan amount covering death, total permanent disability and war risk 
  • Notarized proxy to Fransabank to increase the mortgage once construction ends to cover the 125% of both loan amounts. (land loan + construction loan)
Additional Conditions
  • Valid for construction attestation “أرض صالحة للبناء”
  • The minimum appraised value of the land should be of USD 50,000 in order to be able to apply to the land loan
  • The Land subject to the loan should be registered in the name of the applicant himself

Construction Loan

What do you get?
  • Currency: LBP & US$ for residents / US$ for expatriates
  • Loan amount: unlimited amount for residents and expatriates
  • Interest rate: US$ BRR (minimum 6.75%) reviewed annually​ | LBP: TB 1y + 3% (min 8.5% reviewed annually)
  • Finanched amount: Up to 100% if works are already under process Up to 80% if still no construction works are done (Estimation of land price will be defined by an accredited exoert assigned by Fransabank) ​
How can you repay your loan
  • Repayment period:
    Residents: up to 30 years including grace period
    Expatriates: up to 20 years including grace period
  • Grace Period: up to 2 years
What are the guarantees needed?
  • Increase of the first degree mortgage of the land and construction in favor of Fransabank up to 125% of both loan amounts. (land loan + construction loan)
  • Life insurance policy up to loan amount covering death, total permanent disability and war risk
  • Fire Insurance: up to appraised value of the property after completion of the works
Additional Conditions
  • The maturity of both loans should be the same
  • To note that during the grace period the interest will be paid
  • Customer age at maturity for both loans should not exceed the 64 years

  • Copy of the Company's circular
Documents related to the land

  • Original of real estate certificate افادة عقارية للعقار/ للقسم
  • Copy of planning certificate  افادة التخطيط
Documents related to the construction
  • Copy of title deed (صورة عن سند التمليك )
  • Original of real estate certificate ( افادة عقارية للعقار/ للقسم)
  • Construction permit  رخصة البناء
  • Copy of planning certificate  افادة التخطيط
  • Allotment Plan خريطة الافراز
  • Copy of construction permit certified by the Syndicate of Engineers 
  • (رخصة البناء مصدقة من نقابة المهندسين)
  • Copy of work report by the project engineer (تقرير بالأعمال من قبل مهندس المشروع)
Documents related only for expatriate file
  • Copy of a valid passport
  • Salary certificate authenticated by Lebanese embassy abroad and the Ministry of Foreign Affairs in Lebanon
  • Copy of a valid work permit
  • Copy of a valid residence permit
  • Legal proxy enabling a third party to sign all the formalities on behalf of the applicant and legal approval (approval from Fransabank Legal Department should be obtained)
